The Ontario land transfer tax applies across the province. Inside Toronto a municipal land transfer tax is added on the same tiered scale. A buyer outside Toronto pays one of these. A buyer inside Toronto pays both.
The numbers
On a 1,000,000 Toronto home the Ontario tax is about 16,475 and the Toronto tax is about 16,475, for roughly 32,950 combined. First time buyers can claim up to 4,000 provincially and up to 4,475 municipally.
High value homes
Since 2024 Toronto adds higher tiers on luxury homes above 3,000,000, so a high value purchase carries an even larger municipal charge. Khan Law calculates the exact figure for your price.
Important considerations
- The municipal tax applies only inside the City of Toronto, not the wider Greater Toronto Area.
- First time buyers get rebates at both levels but they cap out quickly.
- Luxury tiers above 3,000,000 raise the Toronto charge sharply since 2024.
